How long does it take for you buy my property?
Unlike a lot of the other 'quick sale' companies you may come across on the Internet, who are only acting as agents for local property buyers in your area, we are the actual buyers of your property. This means that there is no time delay, as you would experience with them while they contact their 'local agents' passing your private and personal details from pillar to post. As soon as you accept our trade offer, we can have the paperwork drawn up, for you to sign. In very urgent cases,
we have bought property within forty five minutes, although we work with you, and can process the transaction in a time scale to suit yourself.
What about my furniture?
All your movable furniture remains your property. We are buying the building with necessary fixtures and fittings. A full itinerary is drawn up at the contract stage so there are no disputes about what stays in the house and what doesn't.
Do I need a solicitor?
As part of our free service, you can use our in house legal team at no cost to you at all. However, if you feel more comfortable using your own solicitor, we have no problems with this what so ever. The only drawback is it could slow the sale process down slightly.
How does your quick sale price compare to an estate agents valuation?
To speed up the process, we are making you a 'trade offer' on your property. This is usually between seventy five and ninety five percent of current market value. Although you may feel that this is a slightly cheap offer, please bear in mind, that we are conducting a valuation, a survey and you have no estate agents fees, and if you use our legal team, no solicitors fees. Combine this with the very fast property sale, and these benefits can totally outweigh what you consider to be a
slightly light offer.
If I choose 'sell and rent back', how long can I lease for?
We are very flexible on this for you. You can stay short term, if you require, or you can rent back for as long as you require. A rental agreement is drawn up for you accordingly. You do not have to worry about being kicked out!
Is there a deposit payable for renting?
We do ask for a month in advance when entering into a rental agreement.
What type of tenancy agreement do you use?
We use industry standard short term tenancy agreement which is renewable every six months.
Will you accept housing benefit?
As long as you are eligible for payments from the local council or DSS, then we do accept this form of payment. Please check with the relevant authority to ascertain if you are eligible.
What other cost would I have?
Like renting another property or still owning your home, you are liable for all utilities including council tax, water, gas, electric, phone, TV licence etc.
